Water runs through this ancient stone mill in the hills of Chianti, where streams, ponds and natural waterfalls cross 10 hectares of vineyards, olive groves and oak woodland.

Dating to 1400, the property sits near Castellina, around 25km from Siena and 50km from Florence. Its collection of stone buildings has been restored and divided into six independent residences, with 11 bedrooms and nine bathrooms between them.

Inside, the mill’s original architecture remains visible in exposed timber beams, fireplaces, terracotta floors and stone kitchens. Some of the residences extend across two levels, while others occupy a single floor. Outside, paths weave between the buildings and through terraced gardens, with each residence opening onto its own private outdoor space. The estate’s waterways are a constant presence, moving through the grounds in streams and waterfalls before collecting in ponds. A travertine swimming pool sits among the gardens.

The property spans 820 square metres in total, with 100,000 square metres of land and a further 1,000 square metres of gardens. Its six residences leave open the possibility of operating the estate as a guesthouse as well as a private home.
