In Mexico City’s vibrant Coyoacán enclave, Casa Xoltic (from the Nahuatl word meaning ‘the one who lives’) has been refurbished from the shady pavement to the roof terrace by local practice Amasa Estudio. The 2,640sqft property is located two minutes from the Frida Kahlo Museum, home to Frida Kahlo for most of her life, and it’s currently on the market for US$1.25 million, or 21.5 million Mexican pesos, with Sotheby’s International Realty.

The minty-green exterior has been reinforced with new doors, lighting and security cameras. Inside, walls are plastered with chukum resin, a damp-resistant material dating back to the Mayans. The architects brought in new hardwood floors and terrazzo in the hard-working areas. The first-floor family kitchen has new high-end appliances and clean wood cabinetry, leading to a dining patio. New wood built-ins work hard to make sure every room sings.
Upstairs are three sunny bedrooms and bathrooms, including a primary suite. A mint-painted spiral staircase ascends to a covered 830sqft roof terrace with an outdoor kitchen and loo.
