A Buff & Hensman masterpiece hits the market in Pasadena

It’s a prime example of the firm’s California modernism

Southern California’s notorious seismic activity led to seismic changes in the state’s building codes in the late 1970s, leading to the emergence of architectural modernists and fostering creative responses. The firm of Buff & Hensman flourished in the late 20th century and left behind cherished homes that adapt easily to contemporary living standards.

This two-bedroom residence on Glen Holly Drive in Pasadena is a superlative example of the dramatic proportions enjoyed by a Buff & Hensman home — primarily as it was designed for principal architect Conrad Buff III himself. It is currently on the market with Modern California House for $1.98 million.

A monolithic white volume as seen from the pavement, it opens to a series of bright communal spaces that are deceptively low and broad, anchored in a sunny piazza that floats above its neighbours. The entry level features four-metre ceilings, a den, bathroom and office with its own entrance — as well as a two-car garage. The main living spaces are on the level above. They flow into one another, sharing the same rosewood flooring and panelling, offset by creamy white walls. They open easily to the outdoors at the house’s west and east flanks, flowing into landscaped patios, a water feature and a spa tub.

The primary suite, floating over the living area on the floor above, originally served as Buff’s office but now features a built-in bed and storage in the same warm wood. It benefits from natural light from original stained glass and roof lights. A second bedroom has its own patio, overlooking the 660 square metre lot.
