PHDD Arquitectos has designed a three-building estate that reinterprets the traditional Alentejo monte on almost three hectares of protected countryside near Melides. The fully approved project is being offered together with the land, allowing work to move directly into the engineering, execution drawings and construction phases.

The 29,000sqm site in São Francisco da Serra includes an approved scheme for approximately 735sqm of accommodation spread across three independent buildings. An existing certified ruin anchors the masterplan, while each building occupies a different part of the landscape to establish its own relationship with the surrounding cork oak forest.
The masterplan spreads the accommodation across separate buildings, with the principal residence occupying the highest part of the site and the remaining volumes stepping down into the landscape. Together they create a flexible layout for family living, while also accommodating guests.
PHDD’s design draws on traditional Alentejo construction through vaulted timber ceilings, lime render, terracotta, rammed earth and polished concrete, with generous openings connecting the interiors to covered terraces, swimming pools and outdoor living spaces.
The approved plan comprises a 364sqm four-bedroom principal residence; a 287sqm guest building with two one-bedroom suites and shared living spaces; and an 87sqm one-bedroom guest house, with a combined construction area of approximately 735 square metres.
Fantastic Frank estimates the completed project, including land, construction and professional fees, at around €3.55 million, although final costs will depend on specification and market conditions. Approvals allow the principal residence to be built first, with the remaining buildings completed later.
Located around 10 minutes from Melides and 20 minutes from Aberta Nova beach, the property is on the market through Fantastic Frank for €850,000.
