An 18th-century Georgian in Callington, east Cornwall, Lower House unfolds across approximately 4,387 square feet on the fringes of the Tamar Valley National Landscape. In recent years it has operated as a residential art school — a use that feels embedded in both its plan and atmosphere.

The house has stood on this site since at least 1722 and was likely extended into its present Georgian form in 1788. Its street-facing elevation retains a composed symmetry, while inside, original oak doors, draped urn coving, wainscoting and shutters frame a sequence of interconnected reception rooms. Minton tiles line the hallway and a Victorian gothic-arched window survives in a garden-facing bedroom.

The attached former coach house has become the artistic heart of the property. A wide hallway beneath a slanted roof once housed pottery kilns; beyond it, a fully enclosed darkroom and workshop spaces occupy the ground floor. Above, a vaulted studio with north-facing windows admits a steady, diffuse light, falling across whitewashed stone walls and dark floorboards.

Five bedrooms are arranged across the upper floors of the main house, with a combination of en suites and attached shower rooms. Throughout, the scale of the rooms and their varied colours reflect the building’s recent creative life.

In the garden, crenelated stone walls enclose mature planting, including camellias, euphorbias and a 200-year-old rose. Flagstone terraces sit close to the house, with a pond and central lawn beyond. PV panels have been installed on the coach house roof.

Lower House lies within a conservation area close to Callington’s 15th-century church, within reach of the Tamar Valley and Dartmoor National Parks. Gunnislake station provides links to Plymouth, while Liskeard offers direct services to London Paddington. It’s on the market for £530,000 with Inigo.
