A refurb by 410 Architects hasn’t sanitised this 1924 shoe factory between London Fields and Victoria Park in London. The first-floor apartment design maintains its industrial origins, incorporating calm, contemporary limewashed walls, pale oak floors and soft light, which filters through Crittall-style glazing.

The wide private entrance opens into a long hallway lined with bespoke cabinetry and Bauwerk-painted walls. The space flows into an open-plan kitchen, dining and living area, anchored by a concrete-topped island and framed by two vast pivot windows that draw in morning light from the east. Exposed brickwork and concrete sills maintain the building’s texture while lending quiet character.

Two double bedrooms continue the material dialogue. The main suite is framed by brick and glass with a tiled en suite finished in Burlington fittings. A second bedroom sits beside a full bathroom and makes an ideal guest room or study.

Set on quiet Tudor Road, the apartment is moments from Broadway Market, Mare Street Market and the green expanse of Victoria Park. It’s currently on sale for £900,000 via The Modern House.
