This clifftop Exmoor home has unrivalled sea views

Panoramic views stretch from Foreland Point over the Bristol Channel to Wales

Rockton takes its name from the craggy cliff face it perches on in Exmoor National Park, where it captures spectacular views of the North Devon coastline.

The storied Victorian property is located near Lynton and dates from the 1870s when it was originally the coach house for an adjacent mansion. Today, it’s a striking architectural work in itself, surrounded by temperate rainforest and with living spaces meticulously renovated by the owner.

The main residence is Rockton House, crowned by a distinctive spire tower, while Rockton Mews is an adjoining self-contained property primarily used as a holiday let. Each has its own entrance, parking, and private outlook, with panoramic views of Foreland Point and over the Bristol Channel to Wales and the Brecon Beacons.

The two-bedroom main house is accessed via a stepped garden that leads into the country kitchen, which has handmade cabinetry, slate countertops, and a large island/breakfast bar with an oak top. Sliding glass doors lead out onto the wraparound terrace, while a staircase leads to the upstairs, where there’s a sitting room with a cosy log burner, reclaimed timber floors and ceiling, and a second wraparound terrace.

In contrast, Rockton Mews has an upside-down layout, with two bedrooms on the ground floor and an open living space on the upper level, including a kitchen with a huge handmade central island and zinc-topped units.

The Devon property is only visible from the air and from the sea, thanks to its unique position on the clifftop, surrounded by forest to the rear. Lynton and Lynmouth—known as Little Switzerland for its steep hills and wooded valley, one of the last natural ancient woodlands in south-west England—are close by, offering daily amenities, a cinema, cafes, antique shops and art galleries. This stretch of the coast is also a World Surfing Reserve and is popular with sports enthusiasts (there are also hiking and biking trails named in honour of the region’s famous romantic poets).

Blue Book Agency holds the listing, with an asking price of £2.5m.
