Case Study architect Pierre Koenig’s last residential design has come to market in Santa Monica’s Rustic Canyon for $4.65m.
Schwartz House, or 444 Sycamore Road, was built in 1994, making the three-bedroom stilted property Koenig’s last completed project. Uniquely, the 2,380 sq ft residence is built on four structural steel beams rotated on an axis to capture the ocean breezes, with one wrapped in a yellow spiral staircase.
Schwartz House is a beautiful bookend to Koenig’s wildly successful career: while Case Study House 22 launched his practice – and his reputation for experimentation and innovation – Schwartz House benefits from all the lessons he learned along the way.
Koenig used a minimalist material palette across Schwartz House and many of his favourite features – sliding glass doors, hardwood floors, frosted glass and a breezy, free-flowing layout. Black steel framed windows offer views of the surrounding trees, while white walls heighten the sense of restraint across the interior and amplify light.
The sales price for the Santa Monica property includes a guest suite with a separate entry, which could be used as a home office, gym, or studio. Ginger Rogers Beach and the Pacific Ocean are a 13-minute walk away.
