One of ‘Australia’s most incredible houses’ is for sale outside Sydney

The Berowra Waters home is designed by Tamsin Johnson on the Hawkesbury River

Sweeping views of the Hawkesbury River and fully reimagined interiors by award-winning Australian designer Tamsin Johnson set this waterfront home apart, less than an hour from Sydney.

Situated on 1.48 hectares of waterfront land within the Muogamarra Nature Reserve at Berowra Waters, Sunny Corner Cottage was featured in Belle Magazine as ‘one of Australia’s most incredible houses’. It lives up to the hype, with views of the jetty and private beach visible from almost every room. The Federation-style home dates to 1905, but underwent a comprehensive renovation by Johnson’s studio in 2023.

A vast sunroom fronts the four-bedroom, three-bathroom property, directly overlooking the water. The interiors offer a minimalist canvas, with whitewashed shiplap walls, timber plank floors and ceilings, brought to life by cane and vintage furniture (included in the sale), and hand-painted wall decorations by artist Tabitha Hope. The aesthetic was inspired by romantic Canadian cottagecore, with carefully curated bursts of colour—especially in the kitchen, which features blue checkerboard tiles, duck egg cabinetry, purple- and red-veined Shiraz marble benchtops and splashback, and an emerald green and white primary ensuite.

Johnson also prepared plans for a wraparound veranda, swimming pool, and self-contained guest house to further expand the property (subject to council approval).

Sunny Corner Cottage is listed with Sydney Sotheby’s International Realty, with expressions of interest closing on Friday, 16 May. Thanks to its proximity to Sydney, the Berowra Waters home offers strong potential as a holiday let—it generated approximately AUD $50,000 in rental income in 2024, according to the listing agent—or as a wedding venue or full-time residence.
