Marés sandstone, lime plaster, timber beams… Mallorca’s heritage fincas carry the island’s layered history in their materials. And contemporary architects continue to reinterpret those traditions through careful renovation and new construction. From a restored townhouse in Campos to newly built homes embedded in the countryside, these seven properties show how architecture on Mallorca continues to evolve while remaining rooted in craft, landscape and local building traditions.

This abandoned Deià house has been carefully rebuilt

Standing beside the church square in Deià, Ca S’Església was once referred to by writer Robert Graves as the village’s haunted house. The structure remained empty for decades before its restoration by architects from local practice MoreDesign, who repaired the 16th-century sandstone walls using traditional lime mortar and reinstated a planted patio. The 147sqm property now operates as a two-bedroom live–work space. Reclaimed stone floors sit alongside steel-framed glazing, timber cabinetry and Binissalem stone counters, while alternative blueprints allow the interior to incorporate a third bedroom or additional bathroom.

A subdued Santa Catalina flat flaunts 3.7m ceilings

Original timber beams cross the ceiling of this second-floor apartment in Santa Catalina, Palma, where volumes rise to 3.7m above a continuous microcement floor. The 92sqm plan unfolds as a single living, dining and kitchen space, with a Cubro steel kitchen and local-stone worktop set along one wall. Handleless joinery keeps the envelope pared back, while bathrooms incorporate Iconico fittings and Huguet tiles. Built in 2024 from Marés stone and pale render, the single-storey house is arranged around a central garden that separates the living spaces from the bedrooms. Microcement floors extend across the 158sqm interior beneath exposed pine beams. A masonry kitchen finished in microcement and fir anchors the main living area, while sliding glazing connects the interior to the terrace. Planning permission has already been granted for a swimming pool beside the house.

Outside Cas Concos, a contemporary finca pulls focus

Designed by Munarq, this Cas Concos finca appears as a series of low volumes rendered in tones that echo the surrounding soil. Terraces and planted paths connect the architecture with the countryside and soften the transition between interior rooms and open ground. The 243sqm house features polished-concrete floors and iroko joinery, with a Mobalco kitchen positioned at the centre of the plan. A primary suite sits apart from three further bedrooms, and the property operates off-grid with solar power within a 17,561sqm plot that includes a saltwater pool.

Be one of the first in this contemporary, new finca on a secluded 21,100sqm plot outside Llucmajor, 30km east of Palma. A Campos townhouse carries traces of its working past

Built in 1914 by the Mas Julià family on its return from Cuba, Can Pedrera reflects the architectural language of early 20th-century Mallorca. Over the years the building has served as an almond-processing workshop, a carpentry studio and a place for artistic work. Today the three-storey house spans 384sqm and centres on a traditional patio leading to a 230sqm garden. Original hydraulic tiles have been restored alongside new pieces produced locally by Huguet, while ironwork, timber beams and tall openings preserve the building’s historic character.
