Barn Owl is contained by its original timber frame and agricultural volume, set along a quiet lane in Kimpton, Hertfordshire. Built in the late 1700s and later adapted, the Grade II-listed barn has now been converted into a three-bedroom house, with the intervention focused on retaining structure and introducing contemporary systems. Black weatherboarding and a tiled roof reference its working past, while large glazed openings signal its new role. The house is listed for £1.65 million with The Modern House.

Inside, more than 2,470 square feet are arranged across two floors, anchored by a double-height open-plan living space. Exposed beams, raw plaster walls and historic brickwork remain visible, establishing a restrained material palette. Stone floors run throughout the ground level, paired with underfloor heating powered by an air-source heat pump. The kitchen combines white and ridged walnut cabinetry with quartz worktops and integrated appliances, while a mezzanine level sits among the rafters as a flexible additional space. Bedrooms are positioned at either end of the plan and upstairs, each with an en suite bathroom.
Extending the living space outdoors are a rear lawn and terraces, with a carport and former stable for storage at the front. Kimpton sits between the Mimram and Lea valleys. Harpenden station is a 15-minute drive away and services reach London St Pancras in less than a half hour.
