This striking red-roofed Kent barn conversion goes hard on energy efficiency

RX Architects let the materials sing inside this converted Dutch barn in the Weald of Kent, whose centrepiece is its richly patinaed Corten steel roof that contrasts with Scandi-style interiors and a hidden arsenal of energy-efficient features.

The six-bedroom Kent property spans 3,400 sq ft in the sleepy hamlet of Horsmonden. The country home is designed by B Corp architectural firm RX Architects, which specialises in environmentally responsive, energy-efficient buildings. The building – once a stable and machinery store – has been transformed into a high-performing home.

Wide board timber cladding and weathered metal retain the humble origins of the structure, while inside, the skeleton of the building is exposed across the interior. An entrance hall leads into the vaulted central living space, where the soaring metal roof is prominently displayed. Super-insulated, triple-glazed Swedish windows offer views over pastureland to the east and south, and underfloor heating is installed within the smooth concrete floors.

The main living space is open-plan, with a bespoke Chartwood Design kitchen at one end – an updated take on country rustic with simple oak veneer cabinetry topped by quartz countertops, and a large island anchoring that space. A dining area is in the middle, with the seating area configured at the far end, separated from a cosy snug by a two-way fireplace. (There’s a mezzanine above that can also be used as another seating area or home office.) Five of the bedrooms are tucked into the side wing, branching off from a long corridor lit by a run of pitched roof skylights.

The house is outfitted with thermal solar panels and an air-source heat pump, which were added as part of the Domestic Renewable Heat Incentive scheme. Outside, the grounds are also bio-considered: the house sits on 10 acres, which include pasture, paddocks, a pond, an orchard, and a wildflower meadow planted to encourage bees and insects.
Several outbuildings dot the grounds, and planning permission has been granted to build a garden studio.

The Modern House is listing the property at Old School House Lane for £2.25m.
