It’s rare to see a Frank Lloyd Wright on the market for under $1m these days, especially one of his early Prairie-style homes. This one is asking for $779,000.
The Warren Hickox House is located in the Illinois city of Kankakee, which back in 1999 was named ‘the worst metropolitan area to live in the U.S. and Canada,’ per the Chicago Tribune. It’s a reputation that Kankakee has been working hard to shake in the subsequent decades, but regardless of its location, the property itself will interest fans of Frank Lloyd Wright’s work.
Frank Lloyd Wright designed Hickox House in 1900 when he was 33. Another of his early Prairie designs, the B. Harley Bradley House – now open to the public as a museum – is located on the plot next door and was commissioned by Hickox’s sister, Anna Hickox Bradley.
The two buildings share Frank Lloyd Wright’s affinity for Japanese design with wide flared roof ridges, deep eaves, stained wood trims, and a white plaster facade.
Hickox House has a modified cruciform plan. Its ground-floor living room opens to a terrace and bayed alcoves—one housing the dining room and the other a library. Wide doorways add to the sense of openness, and a large Roman brick fireplace anchors the reception.
Upstairs are four decent-sized bedrooms – the primary suite has its original built-ins and leaded glass windows.
The 3,277 sq ft period property retains many original features but needs renovation. Its kitchen, for example, hasn’t been touched since 1958, according to Realtor.com. (The original cabinets have been stashed in the basement.) A previous owner also painted the interior woodwork and installed carpeting – big no-nos for purists.
