Rather than responding to a specific plot, this brand-new villa by Belgian architect Magalie Munters begins as an architectural idea — a measured, linear composition conceived to settle gently into a landscape of trees and shifting light. Known as Sous les Pins and located in coastal Koksijde, the project is a masterclass in restraint. Its low profile, muted material palette and elongated plan are designed to recede, allowing light, shadow and seasonal change to take precedence. Scheduled for completion this year, it’s being offered as a design-led proposition via Architecten Woning. The price is available on request.

The architecture prioritises proportion, daylight and spatial clarity throughout. At 175sqm, the villa unfolds as a sequence of spaces. An introverted front zone accommodates a study or guest room before transitioning into a more private sleeping wing, where bedrooms, bathroom and storage are grouped to create a sense of calm and enclosure. At the garden’s edge, the plan opens fully. Kitchen, dining and living areas flow together beneath a continuous ceiling plane, animated by full-height glazing that draws the surrounding landscape deep into the interior. A covered terrace extends the living space outward, offering shelter without severing the connection to the outdoors.
